Northtowns Homes. Masters-Level Work.
Pre-War Build. New Standard.
A lot of Tonawanda and Amherst housing predates modern code — the pre-war streets of Kenmore and the City of Tonawanda, and the post-war bungalows and ranches across the Town and through Eggertsville and Snyder. That usually means narrow, original basement windows that fall short of today's bedroom egress requirements. Whether you're finishing a basement suite, adding a legal bedroom, or just bringing in more light and a safe exit, it has to be done right.
Egress Masters handles the full scope: precision concrete cutting, window well installation, and drainage stone work. We build to New York State Residential Code egress requirements (Section R310) and back every installation with a 3-year water-free warranty.
- Legal basement bedroom compliance — R310 net clear opening and 44-inch maximum sill height met.
- Precision concrete cutting and block removal with no damage to surrounding foundation.
- Galvanized or custom window well, mechanically fastened and filled with drainage stone.
- $5M liability coverage, 3-year water-free warranty, and one crew who owns the job start to finish.
3-Year Warranty. Drain Tile or Not.
Much of the Tonawanda plain sits on heavy lakebed clay with a high water table near the Niagara River — and original drain tile that's failed, missing, or decades old. Most contractors walk away from the warranty conversation the moment drainage comes up. We don't.
Our mini dry well technique replaces the need for existing drainage infrastructure at the window well. We excavate to the footing, remove all native soil, and backfill the entire bowl with ¾" clear drainage stone. The result is a 4-foot-wide by 30-inch-deep primary well sitting on a 24-inch mini dry well that runs the full depth to the footing. Water entering the well disperses naturally into the stone — and it would need to rise 48 inches to reach your sill.
That's why our 3-year water-free warranty holds even when there's no working drain tile.
- Excavated to footing — native soil fully replaced with ¾" clear drainage stone.
- 4 ft wide × 30 in deep primary well sits above a 24 in mini dry well.
- Water must rise 48 inches inside the stone bowl to reach the window sill.
- 3-year water-free warranty applies with or without existing drain tile.
Safer, Brighter, Basements.
