Niagara Falls basements come from two different eras. The post-war bungalows across Stamford and the older village homes down in Chippawa were built with small basement windows that were never meant to be used as an exit. The newer subdivisions out toward Garner and Mount Carmel sit higher and drier, but the openings down there are often still smaller than the Building Code asks for in a bedroom. Either way, putting a bedroom in the basement means cutting a bigger hole in the foundation, and that has to be done right.

3-Year Warranty. Weeping Tile or Not.
Niagara Falls sits on the same heavy clay as the rest of the region, and the low ground around Chippawa near the Welland River holds water long after the rain stops. Plenty of these homes went up decades before basement waterproofing was standard, so the weeping tile is missing, failed, or long past its life. Most contractors walk away from the warranty conversation the moment drainage comes up. We don't.
Our mini dry well technique replaces the need for existing drainage infrastructure at the window well. We excavate to the footing, remove all native soil, and backfill the entire bowl with ¾" clear drainage stone. The result is a 4-foot-wide by 30-inch-deep primary well sitting on a 24-inch mini dry well that runs the full depth to the footing. Water entering the well disperses naturally into the stone — and it would need to rise 48 inches to reach your sill.
