3-Year Warranty. Weeping Tile or Not.

Oakville sits on heavy Halton clay, and the mature lots that make these streets worth living on also keep water in the ground long after the rain stops. Plenty of these homes went up decades before basement waterproofing was standard, so the weeping tile is missing, failed, or long past its life. Most contractors walk away from the warranty conversation the moment drainage comes up. We don't.

Our mini dry well technique replaces the need for existing drainage infrastructure at the window well. We excavate to the footing, remove all native soil, and backfill the entire bowl with ¾" clear drainage stone. The result is a 4-foot-wide by 30-inch-deep primary well sitting on a 24-inch mini dry well that runs the full depth to the footing. Water entering the well disperses naturally into the stone — and it would need to rise 48 inches to reach your sill.
